steps on every preventative roofing maintenance project:
Historical Record
When hired to serve as a roofing contractor, one of the first things Houck will do is develop a historical record outlining the construction history and current condition of your entire roofing system and related accessories. Historical record may include:
- Roof construction specifications including previous manufacturer
- Location of penetrations, rooftop equipment, and any roofing changes
- Any previous roofing problems and corrective actions
- Previous maintenance history
- A record of applicable warranties
Roof Survey
As part of our preventative maintenance work, Houck will next conduct a comprehensive inspection of your roof system and related accessories. Our trained roofing contractor staff will identify early problems for corrections and areas of concern including:
- Overall appearance
- Alterations/contiguous construction
- Roofing membrane construction
- Expansion joints and seams
- Flashing, facias, and roof edgings
- Drains, pitch pans, and stacks
- Parapet walls and copings
Infrared roofing scans are also available as part of our roof maintenance services.
Written Report
Based on your roof survey, Houck will devise a written report outlining the following:
- Roofing condition review
- Remedial action proposal
- Maintenance, repair, and replacement schedule
- Short- and long-term projections
Routine Maintenance
As part of your preventative roofing maintenance program, Houck will handle the following routine maintenance:
- Removal of foreign debris
- Cleanout of roof drains, scuppers, and gutters
- Addition or redistribution of ballast
- Reattachment and/or sealing of counterflashings
Houck will repair all roof system deficiencies including roof leaks, defective seams, deteriorated base/wall flashings, loose metal, etc.
All inspections, maintenance, and repairs will be made during normal business hours unless otherwise requested.
